Begin with the intended user
For Monodya, a property thesis begins with the people or businesses the asset will serve. Who will occupy it, what alternatives do they have and what can they afford? Residential, hospitality, mixed-use and logistics properties call for different evidence of demand.
Separate development from operation
We would examine ownership, permissions, infrastructure access and the resources required to complete a project. For an operating asset, we would look at income quality, vacancy, maintenance and the cost of keeping the property useful. Each stage has its own risks and funding requirements.
Test the occupancy case
For a proposed warehouse, we would begin with prospective occupiers, their space requirements, access needs and ability to pay. We would then test the operating plan against a slower letting period, maintenance costs and delays in completion. The result should show how much cash the project needs before stable occupation, and who is responsible for providing it.
